Facilities Technician (Optimum)
Responsibilities
- Perform daily custodial cleaning tasks: mopping, sweeping, vacuuming, wiping, washing, polishing, and dusting floors, carpets, walls, windows, and doors.
- Handle trash and recycling removal and clean restrooms and common areas (stairwells, offices, and other assigned spaces).
- Conduct non-technical building maintenance across multiple systems (tasks that do not require formal licensure), including:
- Electrical facilities/systems: standard repairs to tubes/fixtures/switches/photocells/outlets; assist licensed electricians with non-technical repairs.
- HVAC: monitor heating, ventilation, and cooling performance; repair/replace appropriate components; clean fan coil units and adjust system controls.
- Plumbing: non-technical maintenance such as repairing leaking fixtures, cleaning obstructed waste lines, installing water coolers, and basic modifications; assist licensed plumbers as needed.
- Carpentry/finishes: sheetrock/drywall installation/repair, window replacement, cabinet/countertop replacement, painting/texturing, and door/hardware installation.
- Assist with water treatment/storage system maintenance (as needed).
- Perform general maintenance tasks such as kitchen equipment repair, maintaining tools/storage areas, and maintaining flowers and gardens and facility carpets.
- Ensure safe and proper care of equipment and supplies, promoting continuous improvement of workplace safety and environmental practices.
- Document maintenance needs and work performed; maintain appropriate records.
Required Qualifications
- 3+ years of directly related experience in facilities/building trades duties.
- Completed diploma from an accredited institution.
- Specialized skill in at least one area such as electrical, plumbing, HVAC, painting, drywall, or carpentry.
- Proficiency with computers in a Windows environment.
- Ability to understand and follow instructions/procedures.
- Ability to use relevant hand and power tools.
- Ability to repair/maintain appliances and heating/cooling equipment.
- Ability to read and enforce safety procedures.
- Knowledge of one or more building trades.
- Ability to plan and prioritize work using a preventative maintenance program.
