Role overview

ApartmentIQ is hiring a Data Scientist to connect multifamily revenue management expertise with hands-on data science and AI. You’ll help sharpen and make more actionable the company’s market intelligence used by operators and RM platforms to price millions of apartment units.

Responsibilities

• Research and experiment with multifamily datasets to identify opportunities for new product features and pricing insights.
• Work with product and engineering to define requirements and design data-driven capabilities for revenue management products.
• Translate revenue management workflows into scalable tools and features; be able to understand pricing problems directly from revenue-manager conversations.
• Use LLMs and other AI techniques to accelerate research, automate workflows, and extract insights from structured and unstructured market data.
• Design and run experiments to validate whether data and recommendations improve real RM outcomes.
• Act as a subject matter expert on multifamily revenue management to ensure the product reflects operator needs.
• Produce documentation, dashboards, and analyses to communicate findings and product opportunities.
• Stay current on industry trends, data sources, AI/ML advances, and pricing methodologies.

Requirements

• 3–5 years of experience in or alongside multifamily revenue management (e.g., pricing analyst, RM advisor, asset manager, or strategy/analytics at an operator or tech company).
• Practical understanding of multifamily pricing decisions, including:
  • occupancy/rate tradeoffs
  • concession economics and net effective rent
  • renewal vs. new lease strategy
  • seasonality effects on leasing behavior
• Entrepreneurial mindset and comfort working in a fast-paced product-building environment.
• Experience applying LLMs and/or AI/ML to accelerate research, automate analysis, or extract insights from data.
• Strong quantitative and analytical skills.
