About the role

Role overview

Recruiting a Caretaker to join the council’s Caretaking team across housing stock. The successful candidate will help ensure security, safety, cleanliness, and maintenance/repairs for communal areas, while supporting tenants with guidance and advice.

Responsibilities

  • Develop and maintain effective working relationships with tenants and members of the public; advise tenants on equipment and services.
  • Support and follow the Council’s equal opportunities policies and practices.
  • Attend day and evening meetings when requested.
  • Contribute to personal development and participate in training and team meetings.
  • Help maintain a healthy, safe, and secure environment by completing estate inspections and carrying out minor repairs and maintenance in communal areas.
  • Carry out cleaning duties to BICS standards, including steam cleaning communal areas.
  • Maintain Health & Safety practices in line with council policies and procedures.
  • Secure premises and contents within your area of responsibility.
  • Carry out Fob Programming.
  • Record incidents and emergencies in a diary and on a computer system.
  • Monitor and record contractor maintenance/cleaning work on site.
  • Maintain computer records and input details; update databases and complete incident records.

Essential requirements

  • Ability to complete manual tasks and follow policies/procedures.
  • Self-motivated, capable of working with minimum supervision and being a team player.
  • Knowledge and experience of caretaking duties and building maintenance.
  • Ability to provide excellent customer service and build relationships with managers, staff, and residents.
  • Numeracy and literacy skills; verbal communication with tenants.
  • Ability to work from a step ladder/steps.
  • Familiarity with industrial grade cleaning duties.
  • Basic computer skills.
  • Experience working with steam cleaners, high/low speed polishers, and wet & dry VAX.
  • Full driving licence required.
  • Knowledge of COSHH (full training provided).
  • Experience/knowledge of educational requirements includes British Institute of Cleaning Science (BICSc) (as stated).

  • Experience resolving resident issues/interpersonal skills.
  • Ability to enthuse and motivate people; adaptable/flexible approach to meet service demands.
  • Attend meetings outside of normal hours.
